Purchase process

🏡 Your Easy Path to Buying Property in Spain

Buying property in Spain is, in essence, an easy process. Everything and everyone here is prepared to make it as easy as possible for foreign buyers to acquire a property without having to stay too long or return too often.

🤝 The Real Estate Agent

First and foremost: find a reliable real estate agent! – for example, Casanueva 🙂

The real estate agents on the Costa del Sol use a database that contains all the group’s own domains. And that’s almost… 25,000 of them!

The real estate agent will also help you explore the region: it is indeed very important to first decide where you want to buy. From Nerja to Sotogrande and a bit inland forms an area almost as large as Belgium!

⚖️ The Lawyer

Although not legally required in all cases, it is absolutely necessary to consult a lawyer during the buying process. This grants you “peace of mind.” At Casanueva, we will suggest a lawyer who will gladly, and free of charge, have an introductory conversation with you. You can then continue with them, or choose another office: no real estate agent can/may force you to choose a lawyer!

The lawyer will provide you with:

  • An NIE number (your official registration in Spain for all purposes)
  • A bank account

They will check for you:

  • The legal situation of the property
  • The tax situation
  • Is everything in order with the community?
  • Are all building licenses in order?
  • Are there any debts on the property?

Then they will take care of:

  • The reservation contract
  • The sale and purchase contract
  • The notary deed
  • The administration after the purchase (water and electricity contracts, direct debits for local taxes, etc.)

🔑 After-Sales Services

Casanueva can also help you find all kinds of services after purchasing your property. Key holding service, cleaning before your arrival and upon your departure, regular inspection of your property, gardens, pool, etc. We can also offer assistance with rentals.
